在加拿大这样一个相对年轻的国家,真正保存完好的历史住宅可谓凤毛麟角。加拿大于1867年才成为大英帝国体系内的自治国家,至今不过一百五十余年,因此建于19世纪初的住宅本就稀少,而像这座位于蒙特利尔、约建于1810年的宅邸这样保存完好者,更是难得一见。
这座家族住宅坐落于西山区——蒙特利尔最具历史分量的社区之一,占据着当地面积最大的住宅用地之一。室内设计师Luke Havekes用三年的时间,对这座宅邸进行了系统性的更新与重塑,使其在尊重历史肌理的同时,焕发出适应当代生活的全新生命力。项目摄影由Marc Olivier Becotte完成,室内设计由Luke Havekes Design操刀。
In a relatively young country such as Canada, well-preserved historic residences are exceedingly rare. Canada became a self-governing nation within the British Empire only in 1867—just over 150 years ago—making early 19th-century houses scarce by definition. A residence like this one in Montreal, built around 1810 and maintained in such remarkable condition, is therefore an exceptional find.
The family home is located in Westmount, one of Montreal’s most historically significant neighbourhoods, and occupies one of the area’s largest residential plots. Over the course of a three-year renovation, interior designer Luke Havekes undertook a comprehensive reworking of the property, carefully balancing the preservation of its historic fabric with the demands of contemporary living. The project was photographed by Marc Olivier Becotte, with interior design by Luke Havekes Design.
住宅位于皇家山山麓,这一区域整体被列为历史保护区。严格的法规为改造带来了不小挑战:窗户必须为实木材质,屋顶的石板瓦不得更换,管道系统需全部使用纯铜材质。“为了保持社区整体风貌的统一与优雅,每一处改动都必须经过细致审查。”Havekes表示。
幸运的是,住宅曾在2000年前后由前任业主——加拿大著名的布朗夫曼家族成员之一——进行过一次高标准修复,基础设施与结构体系得以良好保留。这为后续改造提供了坚实基础,但与市政部门之间的沟通与协调仍然耗费了大量精力。
Set on the slopes of Mount Royal, the property lies within a fully designated heritage zone, where stringent conservation regulations posed significant challenges to the renovation. Windows were required to be timber, slate roofing could not be replaced, and all plumbing systems had to be executed in solid copper. Such constraints demanded meticulous review and approval for even the smallest intervention, in order to maintain the neighbourhood’s cohesive and refined character.
The process was aided by the fact that the house had undergone a high-quality restoration around the year 2000 by its previous owner, a member of Canada’s prominent Bronfman family. Much of the building’s infrastructure and structural framework had already been preserved and upgraded to the highest standards of the time, providing a solid foundation for the current transformation. Nevertheless, extensive coordination and negotiation with municipal authorities remained an integral—and time-intensive—part of the project.
外部改动尤为棘手。团队将原本位于日光房中的正门迁移至更合理的位置,并新增了一扇通向户外厨房的服务门。这些在普通项目中司空见惯的调整,在这里却需要反复审批与额外时间成本。此外,早期2000年代安装的智能家居系统也已无法满足当代需求,不得不整体更新。
相比之下,室内空间的调整则更为克制。由于前任业主独居,原有格局基本完整,仅需小幅调整以适应四口之家及其成年子女的生活方式。宅邸为封闭式庭院,四周被精心设计的景观所环绕,私密而安静,几乎感受不到邻里的存在。
Interventions to the exterior proved particularly complex. The design team relocated the main entrance—originally positioned within a sunroom—to a more practical location, and introduced an additional service door providing access to an outdoor kitchen. Adjustments that would be routine in most projects required extensive approvals and additional time here. Moreover, the smart home systems installed in the early 2000s no longer met contemporary standards and had to be comprehensively replaced.
By contrast, modifications to the interior were approached with restraint. As the previous owner had lived alone, the original layout remained largely intact, requiring only subtle adjustments to accommodate a family of four and their adult children. The property is enclosed by gates and surrounded by carefully designed landscaping, creating an intimate and secluded environment in which neighbouring buildings are barely perceptible.

入口大厅被重新塑造,强调建筑尺度与仪式感。大胆的窗洞设计配以定制大理石地面,黑白色调中点缀焦橙色天鹅绒座椅,在冷静与奢华之间形成张力。大理石贯穿整个住宅,是因为它所具备的丰富质感与历久弥新的特质。
Havekes placed particular emphasis on livability and hospitality. The house functions not only as a setting for everyday life, but also as a focal point for social exchange: weekly family dinners often host up to 20 guests, complemented by cocktail parties and large-scale receptions.
The entrance hall was reimagined to reinforce a sense of scale and ceremony. Bold fenestration is paired with custom marble flooring, while burnt-orange velvet chairs punctuate the black-and-white palette, introducing a dynamic tension between restraint and opulence. Marble is used throughout the house for its richness and enduring, timeless quality.

起居室与餐厅被打造为一个光线充盈、适合餐前与餐后停留的空间。三面墙体的窗户以丝质流苏帘作装饰,与覆以深樱桃色 Loro Piana 羊毛面料的古董座椅形成轻重对比。
“这是一个在传统基础上注入现代锋芒的住宅。”这一理念在客厅中体现得尤为明显:银箔日本古董屏风悬挂于定制蛇形沙发之上,琥珀色雪尼尔织物温润而富有深度,对面则是两把 Poltrona Frau 出品的皮革装饰艺术风格躺椅。壁炉采用凹槽式洞石设计,与由微小玻璃花朵构成的倒置穹顶吊灯形成鲜明对比。
The living and dining areas form a luminous sequence designed for lingering both before and after meals. Windows spanning three walls are framed with silk fringe curtains, offering a delicate counterpoint to the antique chairs upholstered in deep cherry Loro Piana wool. Beneath a vellum-clad buffet hangs Ocelot, a large-scale painting by American artist Hunt Slonem, its amber flecks echoed in the sheen of the twelve chenille-upholstered dining chairs opposite. Overhead, a striking, jewel-like chandelier weaves oversized crystal strands across the ceiling, animating the space with a sense of movement and light.

Even within the kitchen, the design foregrounds layering and a sense of enclosure. Deep, saturated tones establish a warm and intimate atmosphere, while the breakfast nook features a custom banquette upholstered in oxblood leather. A sculptural chandelier—an antique family heirloom—introduces an unexpected contemporary tension, lending the space both character and depth.
主卧采用全蓝色调,搭配富有肌理感的墙纸,营造出宁静而克制的休憩氛围。窗边设有覆以驼色马海毛的坐榻,成为放松身心的私密角落。主卫空间以简洁的整面墙体,与由五种不同大理石拼接而成的条纹地面形成强烈对比。
The primary bedroom adopts an all-blue palette paired with richly textured wallpaper, creating a calm and restrained retreat. A window seat upholstered in camel-coloured mohair forms a secluded niche for rest and reflection. In the en-suite bathroom, simple, monolithic wall planes are set in deliberate contrast to a striped floor composed of five different types of marble.

In Canada, the opportunity to preserve and successfully renew a historic residence is a rare undertaking. Havekes is particularly reflective about the home’s final outcome: despite its location within a well-established residential neighbourhood, the views from the windows open onto lush, green landscapes, offering a palpable sense of retreat from the urban context.
