on the seaside of one of Australias most peaceful coastal enclaves, and is a clever conception of location, form, and materials.

Entering Border Street, the peaceful environment seamlessly transitions with the surrounding environment, making you feel as if you are outside. This is the intention of Workroom - defined by a slower pace, the residence utilizes the gentle sleeping state of the Byron Bay breeze while not neglecting the sense of refinement. Through this approach, the residence eloquently responds to the emerging local emotions - it is leisurely and exquisite, not overwhelming the landscape, but coexisting peacefully with it.

The Workroom approach focuses on the combination of surprise and consciousness, and these details undoubtedly create an immersive connection between Border Street and the natural beauty of the marine environment. This five suite residence features an open living room centered around the most advanced kitchen and is equipped with a super white marble island terrace. The private main wing is equipped with a dehumidification changing room and a marble suite with heated flooring. The independent guest rooms and nanny dormitories both have private entrances. The media room is equipped with a glass wrapped seaside sunroom and gym, as well as an observation deck with panoramic views of Byron Bay, which is also the core of its refuge and leisure charm.

The task description is simple: create a home that feels like a seaside villa. Byron is a special place - its very relaxing and theres no sense of urgency towards anything, said John Bornas, creative director of Workroom. Customers want a house that reflects and promotes this, while also presenting a refined feeling. They want to establish a strong connection with their unique environment, making the house a part of it... rather than avoiding or distancing themselves from it.

This connection with the landscape is the key to the plain expression of coastal luxury and overall design in Border Street. This residence is located on a sand dune, separating the ocean from the road, facing Belongier Beach, surrounded by a coastal rainforest. This makes the environment extremely sensitive... the design must be carefully controlled to ensure that it does not have an impact on fragile forests, John said. Due to walking a short distance along the beach to reach the center of Byron Bay, the residence also offers a glimpse of Julian rocks and the historic Byron Point Lighthouse.

Due to the unpredictability of the ocean, the design of Workroom strives to connect with stunning environments while also providing an enticing sanctuary. Byrons climate plays a crucial role in the experience of this house, John said. Essentially, this house is a series of exhibition halls with specific functions, and the space between them serves as a connection between the space and the general joyful space of the house... basically without corridors. Therefore, the atmosphere of Border Street is not precious at all, but rather open, comfortable, and spacious.

We hope to integrate some competing elements together, John said. On the one hand, the house must be warm, familiar, textured, tactile, and comfortable. On the other hand, maintenance in this environment is a big problem, so the materials need to be very tough and elastic.

The material palette also helps to achieve this emotion. We hope to integrate some competing elements together, John said. On the one hand, the house must be warm, familiar, textured, tactile, and comfortable. On the other hand, maintenance in such an environment is a big problem, so the materials need to be very tough and elastic. The result is a combination of sturdy materials that provide durability and soft materials that provide balance.

The whole house is covered with ceramic tiles inside and outside, supplemented by Motlock wood, textured cut travertine, and black bottom Flat noodles ceilings made of wood. Faced with the worst weather conditions, the external porcelain forms an impermeable facade, while wood counteracts this impermeability. Similarly, Wood can age a house - with the aim of turning it gray over time, which means maintenance is no longer a problem and reduces the chance of building a sterile building that looks like it has frozen over time, John said. If designed properly, the age of the building can add another layer of attraction to it.

We collaborate with these companies, which not only responsibly provide resources for their products, but also understand that manufacturing products that can be passed down from generation to generation can greatly extend their lifecycle and reduce their impact on the environment.
