An interior design concept for two apartment buildings on Molinar’s promenade in Palma de Mallorca, including patios with swimming pools, outdoor kitchens as well as rooftop terraces with whirlpools.

These buildings were planned as a flagship project for a local real estate developer. The goal was to incorporate new ideas and approaches to add a new twist to the otherwise mostly identical apartment buildings of the region and perfectly meet the high-end demands of potential clients.

The buildings, whose layout is almost identical, were designed for fictional clients of different target groups. Apartment P1 is inspired by contemporary modern trends, whereas Apartment P2 has a classic modern ambience, but there is a common aesthetical theme of timeless elegance that is clearly present in both apartments.

The central elements for the planning of both apartments are freestanding staircases. These staircases are the visual centres of both houses. Their banisters consist of vertical bronzed pipes with different diameters. They run through the building and formally connect the individual floors.

Outdoor areas were also included in the planning of both projects. Due to their unusual size for that region they are wonderful opportunity. Their design was a key element because most of everyday life happens outside in this region due to its warm climatic conditions. Swimming pools, showers, outdoor fireplaces, lounge and dining areas make both patios the centre of summer life on Spain’s Mediterranean coast.

The façade concept of both apartment buildings allows them to morph from a hermetically sealed appearance on one side to a completely open structure facing the ocean and the promenade.

Both two-storey building consist of a ground floor with big panoramic windowpanes facing the ocean, entrance areas, and cubes made of vertical blades protruding form the façade. The panoramic windowpanes can be closed with horizontal metal blades that slide into the windows’ bases. Partially opened panes provide a privacy screen towards the promenade.

The blades on the upper floors are also used as shutters on the upper floor. They are inspired by traditional shutters, the Spanish “persianas”. When they are closed they become an invisible part of the façade.
