Text description provided by the architects. So what did we do to achieve our objectives? We simply defined and implemented our design principle. We not only leveraged the existing structure to the best use, however, built up its restructuring and material specifications to deliver the objective. Let us explain.

对结构的详细研究，使我们有信心“再利用”一幢“又冷又旧”的厂房，把它变成一个“温暖而现代”的商业广告公司，我们利用这个外壳和它的形象，使它成为现代的。天花板被“修理”以增强强度。我们减少了内部和外部之间的质量，以保持其现有空间的连续性。通过使用从外部到内部的卵石床，我们进一步保持了这种连续性。

A detailed research of the structure provided us with the confidence of ‘reusing’ an ‘cold and old’ factory building and convert it into a ‘warm and contemporary’ commercial advertising office.We leveraged the shell and its profile to make it contemporary. The ceiling was ‘repaired’ to reinforce the strength. We reduced the mass between the interior and exterior to render continuity of its existing space. And we furthered this continuity through the use of pebble bed that spans from exterior to interior.

想法是要实现一个低能耗的空间。增加建筑内的日照-通过维护现有的北光开口，并使东面透明。结构的西侧是一个完整的固体块体，下面是封闭的办公室，上面是服务层，为开放式办公室提供隔热，同时也减少了暖通空调。

Idea was to achieve a low energy – consumption space. Increase the day light inside the building – through maintaining the existing north light openings, and making the east façade transparent. West side of the structure is a complete solid mass, closed office below and service floor above, providing the thermal insulation to the open office and also reducing the HVAC & electrical loads.

考虑到现有的建筑是一座有4-5年历史的建筑，它需要大量的维修。完全的屋顶防水需要重新做。必须引进新的结构成员，以加强现有结构。屋顶的雨水排水，最初是双向的，一直朝西侧的一个方向发展。

Given that the existing building is a 4-5 decades old structure, it required lots of repair. Complete roof waterproofing needed to be redone. Introduction of new structural members had to be done to reinforce the existing structure. Rain water drainage from the roof, which was initially two-way, has been directed in one direction towards the west side.

At the end, the output is what we all are very proud of.IAAD followed a basic principle of stakeholders’ engagement and hence, not only was the team at iaad was in sync with the approach, however, we took the client, our consultants and the vendors through the thinking and got their commitment on this attempt.
