Text description provided by the architects. The real estate speculation, the inconsistencies within the territorial laws, along with the constant changes in land use regulations, have reduced the housing supply in Mexico City ́s popular neighborhoods down to repetitive experiments (tests) of minimum housing area, where, in terms of quality, space and living conditions, “less is less”.

The structural design complements itself with concrete brackets that support different sets of balconies and planters on the façade, establishing the relationship between the households and the exterior.

The MC20 project is conceived against this idea of minimum housing area and retakes the traditional calling of Popotla neighborhood, offering affordable housing in two and three levels, designed for high density living.

Functionally and volumetrically, the project delimits itself from the northern boundary and splits into two independent longitudinal blocks, creating patios with natural lighting and ventilation, which in addition to the favorable corner location, allow for crossed ventilation and give balance to the different homes in terms of privacy, views and sunlight.

The structure is designed by based on perimeter exterior load-bearing walls, allowing for an interior big open space and reducing construction costs, complementing the design with window gaps. The vertical public circulation staircase is limited to a two level path from the ground floor, leaving aside the use of an elevator and optimizing resources to get better living space quality.
